In less than a year, I'm moving back to TX. Really looking into the far northside of SA. Is the traffic at 281/1604 still bad? Is it a toll rode? the district where SV is, have any bad elementary/middle schools? When I say bad, anything worse than Driscoll/Wood from the NEISD in the mid 90's.
Any non-HOA neighborhoods with a few acre with nice houses that are reasonably priced? And not manufactured/mobile.
I've been gone for about seven years.

Yeah the traffic is fucked up at 281/1604. It's a nightmare. Now they have like 15 lights going N on 281.The population has grown considerably, with a lot of liberal, tree hugging townies. They drive their big ass SUV's or trucks like their in a big damn hurry to get home, so they can sit around on their big fat asses & do nothin'! They have no consideration for the true old time ranchers out here & property rights. Your dogs go on a ranch gets shot, it's the land owners right. Now there's some new folk that wants to start a group to stop the ranchers/land owners from shooting their precious Snuggles when Snuggles gets out and trespasses on other's property and mess with the animals on that property. The townies need to make sure their pets stay on their own property, or else they can & will be shot!

There's a new elementary school off 1863 Johnson Ranch, a new middle School on 46 W. since you've been here. Schools are all pretty good. They built a new HS on the N end of Canyon lake. I've heard it's pretty rough. Drug dogs on the grounds with the cops. SVHS is still the same. Lot's of spoiled white kids, angry Mexican haters, and the proverbial red necks. If your kid plays in sports, especially football or a cheerleader, he/she should do alright.

There's talk of major building going up on the NW side of 46. Going to move Bill Brown down the road a bit, by the HS. Talk of putting up a target, Hotel, and some other shit we don't need or want. Guess you can't stop progress. Glad I have my secluded 10 ac. on a hill, where you can't see my place from the road.

Lot's of places for sale, think a lot of Townies moving back to town cuz they can't hack the drive back & forth to work each day! But hell yeah, come on down, we can always use your tax $$$.

Traffic at 1604/281 (and north to about Stone Oak/TPC Pkwy) still sucks, but they've built up enough retail in the area that you don't really need to go that far south for the stuff you really need.

The pain you'll feel is if you work anywhere other than In this area. But if that's your plan, there are plenty of options.

That nw area around 46 is going to be a Walmart.Its already a done deal.Academy is still in talks in moving into the old HEB.
