It's been on the market 91 days - any takers? Splits, you make $190K (after taxes). You should buy it from Jim. It's close to a $300K discount. :lol

Stupid Mexican, it's a lake house without a lake. If there was water you'd try to cross it though with a jug of water and a bag of dried beans.

So putting a house on the market is somehow indicative of a marriage issue? Kobe GAVE a home to his MIL after the rape. Tim is just selling he because he had a prenup. Unlike supernig in LA, he knows when to walk away and doesn't live 6 families to a room like your people.

Hard to sell a lakefront house that's not on a lake. It's no longer on a lake, no lake access. No one wants to live out in bum fuck Egypt and not have bum fuck Egypt access.

I'm saying you're not too bright. Lake front isn't "on or near a lake", it's on a lake, water's edge, ergo "lakefront". Lake Travis has dropped 40+ feet and has been low for a few years. His boat dock just recently (within the last year) became a carport. It's no wonder you're in the military, not bright enough to hold down a private sector job where results are required to remain viable.

Area LS includes the popular cities Lakeway (http://www.teamensor.com/realestate/lakeway/) and Bee Cave (http://www.teamensor.com/realestate/bee-cave/) and area LN includes Jonestown and Lago Vista. Due to LS being closer to Austin and having more subdivisions/population than LN, you will see the sales data coming in higher for area LS.
With this in mind, the following chart shows you the average sales price fluctuations from a five year period in these two areas (2013 information not included).

MLS Area
2008/2009
2009/2010
2010/2011
2011/2012
5 Yr Change

LS
-7.20%
-1.2%
3.23%
4.88%
-.73%

LN
-3.67%
23.33%
-6.62%
-10.73%
-.97%

Chart is taken from statistics provided by Austin Title.
December 2013 numbers are not yet out, but from my calculations, it looks like we are going to roughly see a -1.01 change in average sales price in LS and a .84 change in LN from 2012/2013. These 2012/2013 numbers are less drastic than most of the past five year comparisons, which shows us a less volatile market over the span of these two years.

Those numbers are going negative because the lake level has been dropping. You find a point to get out and you get out. Why take a 50% loss?

Story time boys and girls:

Once upon a time, about 142 days ago, a boring ass house was put on the market by a broken hearted, Merlon Tatted, Tramp stamped wearing Hall of Flamer. Even with a $300K discount, it still couldn't be sold.

Kobe is still trying to unload a house going on 2 years and it looks more boring than Duncan's tbh.
