Ultimately, I think California municipalities are going to be forced/compelled/cajoled or otherwise incentivized to get off their asses and start issuing permits. That's what I think.
While we're on the subject of California. I also agree that Scott Bessent was correct when he described Governor Newsom as being the only other person in California that understood the economy less than Kamala Harris.

If Republicans hold the House and Senate, through the midterms, President Trump will probably be able to complete most of his 2nd term mandate and gladly - if wearily - hand the reins over to his successor. After all he's been through, at the hands of lunatics and Democrats (I repeat myself), he's probably ready to retire from public office. As for Rubio primarying Vance, unless things go wildly off the rails between now and 2028, I think you're looking at a Vance/Rubio ticket.
Of course, a lot can change between now and then but, I can pretty much guarantee President Trump will be stepping down and into retirement on January 20, 2029.
And, the way things are looking for Democrats, with the predicted shift in Electoral Votes from Blue to Red, I'm hoping his successor will be a Republican - even if it isn't Vance or Rubio - both of whom I would vote for. However, we have a significantly deeper bench than Democrats, if the 7 candidates, listed in this poll (https://www.270towin.com/2028-democratic-nomination/), are on whom the Democrats are pinning their hopes for a return to the White House.

If you followed the link, it was a aggregation of polls but, I don't disagree, polls are usually shit -- these 10 shit polls agree on who they think the Democrat nominee is likely to be. And, again, as I stated in another post in this thread, a lot can change between now and 2028. Anyone remember Howard Dean or Gary Hart? At this point in the presidential election cycles of their time, both men were shoe-ins for the Democrat Nominee. On the Republican side, Jeb Bush and Rick Perry come to mind.
