This man wants me to re-finish his hardwood floors but he wants me to tell him how much I am charging per square foot. I told him I do the rooms from 50-100 each depending on how much sanding I need to do, around 400.00 for a 3 bed room house.

But he said his boss needs a square foot bid or I won't get future jobs from him.
(he is REMAX) real estate. Anyway the house is 1,500.00 sq feet, since I charge 400.00 how much is that per sq foot?

1. you seem inexpensive
2. is the 1,500 sq. ft. house 3 bedroom?
3. how many sq. ft. are the houses you usually do for $400?

My prices are old school. If the house is in good shape and I don't have to sand it down to far I go 50 to 75 dollars a room. So a 3 bedroom house will make me 300.00 dollars since you have to include the living room. The Floor varnish cost me 50.00 bucks and to rent the machine is 20.00 dollars 10 dollars in tacos and another 20 in beer and I still make 260.00 dollars for one days work. why should I get greedy? Besides if you charge to much? You wind up losing the bid to some dude from Mexico or they decide to lay carpet instead so you have to keep it low brah!

On a side note:

I don't know why these folks insist on a sq foot price when most houses don't have hardwood floors in the bathrooms and kitchens. So in reality they are paying me for rooms I don't work on, :lmao

You should base your quote on the actual square feet you are going to be working on. If you are doing 3 10X12 rooms that would be 3x10x12 = 360 sq ft.
If you quote him .267 $/sq. ft then he might try to pay you $96.12 when the work is done. Because he is only going to pay for the square feet of work you do, not based on the total square feet in the house.

Assuming you have to set your rate on your high end price and the three rooms in my example:
$3(100)/360 = $.83/sq. ft. would be much more accurate.

I do floor tile but not the tile in the shower. The only problem it takes 3 days to make what I can make in one day doing hardwood floors.

I may hit you up about this sometime in the near future. I'll make it worth your while as I'm sure (based on your hardwood prices) you'd still be less expensive then some of the assclowns that I've talked to thus far.

Thanks for that info. Now it makes sense why they want the sq ft price so they can just measure the rooms I will actually have to do? What happened to the good ol days of 100.00 a room and be done with it already?

I hate the sq foot price I got the chorizo from Guy Chipman back in the early 90s I was painting houses at 17 cents a sq foot But i had no idea I was doing the exterior for free until 6 months later when I talked to another contractor over a beer and a bag of weed we smoked on a roof top one Friday after work. I almost choked on a seed.

What price are you looking for? I know some tile men that are cheap. keep in mind mouse has no car so unless you want to pick him up each day your better off with a legit contractor.
