    I am well aware. The peak was well over a year ago but the new floor is so much higher than the purchase price there is no problem sitting on it -- and it's not the only asset to which I referred.

    Nope. We did a 40 million bond issue and agreed to tax ourselves to pay for it.new dam should be finished September 2025.
