    What bull . Anyone bought a house lately? It used to be that the lender could order appraisals directly for property under contract. After 2008 they changed it to where you have to order an appraisal from an "appraisal management company". Now you just get the "next guy in line" and not necessarily a specialist in your type of property. I did a refi on my primary house recently and the idiot they sent used ridiculous comps and had the value $200,000 too low. We had to pay to send a second appraiser that took the time to actually find reasonable comps and get the price where it was supposed to be. Now I'm buying a lake house and the loan is completely done and ready to close except for the appraisal. It's been three ing weeks since we requested one and they still haven't done it. We have zero clout to make the asshole it's assigned to to get off his ass and do the appraisal and I'm fully expecting it to be ed when we get it. If he doesn't use lake front/boat lift comps and just goes by square footage and zip code the comp could be $400,000 off. I will be ing furious if we get another lazy appraiser and you have to pay the sucker before he even does the appraisal so there is no leverage to make him do it right.

    Same thing happened to me. Bank sent an appraiser from a different part of town who wasn't familiar with my home's area. ed up the appraisal completely -- off by 150k. I couldn't get another appraisal in time. Homeowner backed out of the contract and sold to a developer who had a higher number than mine.

    I should have sued my bank.

    I just made an offer on another home in Central Oregon. It's costing me $500 for an appraisal. That seems ridiculously high to me.

    This is political. It's directly related to federal laws getting in the way of common sense and doing business. I gave real life examples of how it has screwed up the system. And yeah, I have real life experience with it because yeah I make a decent living so suck it you jealous little gots.

    Yeah.

    When an appraisal company takes 30% of the appraiser's money that's gonna happen. And the companies are flummoxed as to why there are not enough appraisers. Oh, the experts have all retired... BS.

    On a related topic you guys ever have trouble with your money counting machines? I got this Kolibri bil counter: http://www.ebay.com/itm/like/3815559...&ul_noapp=true

    And sometimes it takes like 5 minutes to count it all up when I put a thousand 100 dollar bills in it or else it just jams up completely. I'll tell ya life's just one hassle after another. I just literally cannot find a good money counting machine these days.

    You needed to go with the high end Billcon models. Suggest the triple beam energy model for counterfeit and sorting all denominations. Whit dos bills you got from business dealing mostly with the two-spot, they can help. Lots o fake two spots passed up using only UV detectors.

    I didn't say anyone brags about their money non-stop, but when it's mentioned by a liberal, no one mentions body parts. And I wish I could be buying property or commenting about how much I make - unfortunately, I only earn hugs, kisses and venting phone calls.
