There is also nothing illegal about claiming (a reasonable) higher value on financial statements, etc. Typically, no two properties are identical and estimations of value are subjective and reasonable +/- values are normal.

Your belief shows a lack of financial sophistication. I have done multiple loans based on property and the bank always does their own independent appraisal. They never just "take your word for what you claim its worth".
