A lot of scared white tears in here. She's just talking about the phenomenon of "white flight" and how its still relevant today in some places. Lets keep it real, white conservatives for the most part are afraid of non whites, mainly blacks and have bought into the notion that black=ghetto. So they leave and the good teachers don't want to teach "ghetto" black kids so they leave and the schools perform poorly. The business owners don't think blacks can afford their products so they leave and in come the liquor stores and predator loan businesses. The Huxtables can move in and you'd see the white families huddled up, trying to figure out how they got here and plotting on their plan to move to another neighborhood.
You just told on yourself right here. In order for black people to move into what I assume is an nice neighborhood, they have to pass the white conservative acceptance test first. They can pass this test with flying colors and y'all will still run away.

That is another matter entirely. Wouldn't surprise me to see some degree of causation, but I doubt anyone could really prove/disprove it.
White liberals need to gut up and realize they are part of the problem either way.
It tends to reduce the amount of affordable housing in cities, vastly decreasing quality of life for those displaced.
An overall problem (affordability) that needs to be addressed, because rich ers keep making out like bandits while the rest of the country's wages stagnate.
As long as the gentrifiers assimilate and take care of their I don't see a problem with it.
