notice no bank failures in ND, where there is a profitable, unique state bank.

I was just about to post this.

damn 2,444 in bexar county, something like 1100 in travis, even hays, comal, and guadalupe county got some LA transplants...central texas is getting a cali makeover. ditto harris county (3100) and dallas county (2100)...and they say texas can't be blue...

also detroit will soon be a ghost town unless they learn to build robots or something.

When the housing market was at its peak a couple years ago, there were 1000s of Californicators dumping their $1m home, put $600K in the bank, and moved to a $400 home, probably bigger than the $1M CA home and on bigger lot, in the SA-Austin-Hill Country area.

Right before the recession, the Texas coast was blowing up.

Like boutons said, all of the yuppies and West coasters make that heavy bank and then come down here to retire. They leave their ty 1.5 mil house and build castles on the bay for half of that.

Properties @ the coast were literally almost tripling in a 3-4 year stretch.

...And Boutons and Empty man are right...the California influx is mostly a function of folks cashing in their homes out there and buying twice as much house for much less money, or just retiring alltogether to a much less expensive place to live.

I'm sure more would leave if they had the moving expenses.
