Why are you incorporating? C or S? You should check into LLC's as well before you decide.
I am, with partners, starting a real estate development company.

Our first development, crosses fingers, will be near UTSA's downtown campus.
If everything goes right, there will be two new highrises on the west side of downtown (outside the downtown loop) just north of the UTSA campus. And hopefully, the beginning of a "West End."
I hope it's right by the SAMMinistries shelter.
It actually is, however, by the time my development is finished, the new Haven for Hope campus will be built closing the SAMMinistries shelter.
I went to the SAMMinistries shelter to deliver food and a crazy old lady spit on me, and a guy said he was gonna kick my coworkers ass for his shoes.

I should actually correct myself, if all goes well, you can expect really cool student housing as well as multi family housing just north of UTSA's downtown campus.
We're also in discussions with UTSA and the city on converting one of their surface parking lots into a multi story (3-4 stories) parking garage and having it tied into the student housing.
Highrises are long term plans as that area is redeveloped..

Sounds like you should use an LLC to me, but quit screwing around with websites that give you generic info. With multiple partners (and you obviously not being the money man) You need to make sure your paperwork is specific to Texas and your exact structure.
Secretary of State. Look for the website they have all the forms you will need.

If LLC stand for limited liability company - then that's definitely something you neeed to look hard into for your type of business (judging from the little info that you posted).
