    Exactly. She's actually been mostly asymptomatic (so far), but was only tested because her caretaker tested positive for it
    That’s ing ridiculous. I’m the asset manager for a portfolio of assisted living facilities and the management company has been testing every employee before each shift for symptoms and checking their temperatures. Pretty irresponsible for a caregiver with coronavirus to be working.

    Cuckner is a s bag but story is a nothingburger. It wasn’t $800 million of Fannie and Freddie debt that was underwritten with the same guidelines Fannie and Freddie use for the hundreds of billions of multifamily lending it does every year.

    Calling it “government backed debt” is misleading, it’s the same type of “government backed” debt that all multifamily landlords have access to.

    I personally think the government doesn’t need to be in the business of financing multifamily properties at al, but Cuckner didn’t get any kind of special treatment.
    One has to wonder though. That is the insidious nature of conflicts of interest.

    Did he get his request fast-tracked? Did he get some sort of special provision that others didn't?

    Sure he falls into a category with a LOT of other people, but no one believes that his request didn't get some special consideration, even if it was simply moving to the head of the processing cue the instant he filed it.

    Unless you witness this personally I would take that with a grain of salt. I've been into some locations that require temperature testing and some of them basically have a security guard asking you to measure your own temperature and tell them what it says. Then there's a protocol of cleaning the equipment with sprayed alcohol but half the time it's not being followed.

    I would assume assisted living facilities has better preparation and medical staff to cover this things but oftentimes people get tired of repe ive actions and just find shortcuts.

    Dude, that’s not how Fannie and Freddie lending works. It’s not like there’s a “processing cue” and some really long wait list. Fannie and Freddie work through intermediaries that are known as DUS lenders and they’re the ones who do all of the interfacing with landlords. If I wanted to buy a multifamily property right now I could get a Fannie and Freddie loan done in 2-3 months provided I met the underwriting guidelines.

    The Kushner loan has also since been securitized and off the governments books, it’s not like the government is going to sit with the $800 million of risk through the life of he loan.

    I hate Kushner as much as the next guy but the muh $800 million story is bogus.

    Yeah in this case I believe it because if they weren’t doing it the residents’ family members would be raising and I’d know about it.

    Yeah I just checked, $800 million loan for a $1.15 billion property acquisition, so 70% LTV. That’s actually 5% less than the 75% LTV maximum Freddie is able to lend up to in multifamily under its guidelines.

    Sorry to those with TDS but this story has absolutely no legs.

    Don't fully agree with this. The market is defined however consumers define it and in situations like this it could well be the needs of the country or people. The problem isn't that at ta time like this it becomes important, its that ONLY at a time like this it becomes important.

    Plus, its typical boutons bull . Freeze just delays payments. It doesnt eliminate them.

    Also in exchange for the interest payment deferment landlords are required to agree to not evict anyone between now and December 21 (potentially later if this is still going on then). It’s by no means a pure government handout. All of the properties that I’m the asset manager over have agency debt and I still haven’t decided whether to pros outweigh the cons of what Fannie and Freddie are offering.

    From what I read most of the ventilators reported as faulty and needing repair had dead batteries because they've been sitting unopened in storage for over a decade.
    Which means they were never tested or "PMed" at all.
