yeh i find its cheaper to do floor boarding the whole house, then carpeting the whole house....

why you choose hardwood? what the difference between all wood? dont termites love all wood?
we picked hardwood because of the look and ease of keeping it clean, carpet can be just nasty sometimes (we have a dog)

as far as the difference between the different types of woods, you would have to ask my partner about that (he did the research) - we wanted cherry and went with idonesian instead of brazilian - it was a little cheaper and a slightly different color

termites are not really that much of a problem here - the house was inspected before settlement and there were none - we'll keep an eye out for them though

Beautiful!! But if they are real hardwood, how do they stand up to heavy traffic, pets and general wear and tear?
they are real hardwood and we've ordered rugs and runners for the heavy traffic areas, so they should hold up fine - plus real wood can be refinished more times than the other ( i think the laminate )

I had wood floors for many years in Los Angeles, but never since I've lived in Texas. We haven't really decided if we are going for wood. The downstairs is beautifully tiled so we are obviously leaving that alone, but upstairs needs new flooring. I kind of like carpeting for bedrooms, but wood is so pretty.
this is a 3 level townhouse, all 3 floors had carpet when we bought the place and the 2nd level (kitchen, family, living & dining) needed new flooring

the 3rd level (bedrooms) is all carpet which is still in great shape but will eventually be replaced with a berber

the 1st level (garage and gameroom/den) is carpet now and i think we want pergo down there one day

I don't know that we "need" it. It's just a good opportunity for us. We are doing some remodeling on the house over the next couple months and moving in Sept/Oct.
it is a great time to buy, at least in this area, 4.5% fixed, and almost $500 a month less than we were paying in rent

Wow that's awesome. We don't own the house we currently live in. We got it on a lease-to-own situation, and after a year decided we didn't want to own it. We have been leasing now for five years+. So, this is a great opportunity for us. We are actually going to be paying a lot more than we do currently but we are also going from 1700 sq feet to 4000++ sq feet.

Bro I have been refinishing floors since 1989 real hardwood floors comes in bundles like these,

After many hours of installing one board at a time,

they need to be sanded then stained.

It cost about 700 dollars a room. It last for 100s of years and is bullet proof. You can find it in very old homes built in the 1800s and early 1900s

The stuff you have is called pergo Laminateits, its a pre manufactured wood already stained. and you cant sand it you just replace the wood as needed.

    Real wood.

    Pergo.

first off i'm not your bro and second i don't give a how long you have been installing anything

these are real hardwood floors not pergo - yes they were prefinished but are real and costs about $9K for 900 sq ft installed

i fail to see anything similar in your pics vs. mine

If you think carpets are nasty, stay far away from berber. I have no idea why that stuff is so desirable. I hated it when owners installed it in the rentals we managed, and I especially hate it in the apartment I'm currently renting. I vacuum my apartment at least twice a week and it's still impossible to get the carpets all the way clean -- the loops in berber trap dirt/dust/pet hair like crazy.

I own an old rental home where the floor started out like this:

Sorry that's so huge. I had it sanded and refinished, which wasn't too expensive because the house is only 900 sq.ft. Now the floors are so gorgeous that I've turned into a rather meddling landlord, but so far so good.

In my own home, I have Pergo on the entire lower level. I wanted wood, but with heavy kid traffic and big dogs, I decided to wait a few years on it. It's pretty amazing stuff, 5 years later and it doesn't have a single scratch and shines beautifully with just a damp mop. Carpet is just too nasty; I sweep/dust my floor everyday to keep up with dog hair and dust (I live near a quarry)....and the thought that I only vacuumed every other day is pretty gross!

I am not trying to knock anyone or offend, but whats the big deal with BUYING townhomes?

To me they are like apartments, and I think if you wanted to own something, you should buy an actual house. Townhomes are nice, but I don't like the fact that they attached to other homes.

PS the floors look really nice!

yes they do - we purchased from the original owner of the house who had it for 5 years - but we did not like the "biscuit" color of the appliances and had budgeted for new stainless steel

you tell me which looks better

Buying detached homes is not an option in some areas. I have lived in a few spots on the east coast and I can tell you that apartments and townhomes are the only affordable option for a lot of people. Where I lived in New Jersey for awhile, a detached home would set you back nearly a million dollars. And they only came with septic tanks!

I think gayabc lives in the DC area if memory serves. Believe me, if he wants to live in a 'good' neighborhoods in the Northern VA/DC/Maryland area, townhomes are a great option. You don't want to know what a nice detached house goes for in some of those counties.

You hadn't posted those pics earlier I figured it was Pergo, an honest mistake anyone can make.(Gay or not) To me Its really nothing to get your panties all twisted around your husband , or is it? And as for calling you Bro, I apologize if I have unearth some dark deep hatred you keep inside. Maybe somehow I stuck a nerve reminding you of many years of sexual abuse as a child your long lost brother did to you on those dirty carpeted floors before you had enough and snapped and and drowned him near the peach tree farm back in 1939.

These wood floors seem to be very personal to you, and I will keep that in mind, and out of respect, I will watch where I aim my load when I pull out early from your ass and will try my best to aim for the back of your nappy head at the at next gtg
    Good day sir!

Oh, and the floors look great!

When I moved last month, that was a primary reason I picked this place, nice hardwood floors. The place I was at before had carpet and I hated it, it never felt like they were clean no matter how much you vacuum. Hardwood is much better.

i'm originally from texas and thought the same thing when i first moved up here (dc/maryland) - single family homes here are very expensive (at least the ones we liked) - we looked and did our research for months and came to the conclusion that with our lifestyle and long work days that a townhouse worked better for us - we found one that is in a small subdivision and an end-unit, 2 car garage and decent size backyard - so we are only attached to one other unit and the sound/insulation they put in these is amazing - have not heard the neighbors as of yet and they have kids

Yay! Home improvements! We're in the process of doing some stuff now. We've updated the 1/2 bath and have updated 1/2 of the kids' bathroom. Just finding the time to finish the other half (vacation and hubby busy). I can't wait to get rid of the carpet, but the kitchen counter tops come first ( I still have mauve formica. Fugly, but are in great shape). Problem is, my husband thinks he's got time to do the floors himself. Um, yeah. Anyway, we'll get the house pulled together in 5 years and then we'll move!

Here's the 1/2 bath. I heart my faucet so, but damn does it show water stains, not to mention limescale. I will only use vinegar to clean it.
